The apartment is located in the Sestiere of Cannaregio in Venice’s
historic centre. It is a popular, typical area with small bacari
(traditional Venetian inns) and many shops selling Murano glass. This
is the route through which you must pass to go from the Rialto bridge to
the island of Murano. It is situated 200 metres from the magnificent
Cà d'Oro palazzo on the Grand Canal, less than 10 minutes from the
Rialto bridge and only 15 minutes from Piazza San Marco.

The check in service (till 9 PM) and the final cleaning of the apartment are included in the price.
The caution (500.00 Euro) have to be paid by credit card during check in procedure.
Veniceapartment.com, “VA”, is part of Veniceagency.com Srl, an Italian registered company, which acts in this agreement in the name of and on behalf of the owner of the “selected” property. Acceptance of the booking is subject to the availability of the specified apartment and to payment in advance and a contract is only executed when VA sends written confirmation by email. VA reserves the right to refuse bookings made by minors. The contract should be considered expired at the end of the letting period in the apartment.
On confirmation of the booking, VA requires advance payment based on the price of the apartment. The balance must be settled at least 30 days prior to the date of arrival. For bookings made after this period, the price of the apartment must be settled in full upon booking. If payment is not received within the specified time, the contract may be considered terminated and will be null and void.
A deposit of 25% of the total price is required at the time of booking, and the remaining 75% of the payment must be settled within 30 days before the date of arrival.
Payment is made in full at the time of booking if this occurs less than 30 days before the date of arrival.

Prices include electricity, hot and cold water, central heating, gas, linen and the assistance of our staff during check in and check out.

In case of cancellation by the client, VA is entitled to request payment of a percentage of the overall cost of the apartment as follows:
- up until 31 days before the date of arrival: 10%
- from 30 to 21 days before the date of arrival: 25%
- from 20 to 11 days before the date of arrival: 50%
- from 10 days to 72 hours before the date of arrival: 75%
- no reimbursement is due after expiry of the above deadlines or in the event of the stay being cut short.
5. CANCELLATION BY VENICEAPARTMENT
In the event of it being necessary to offer a different apartment to the one already chosen, or in the case of cancellation of a booking which has been previously confirmed, VA will contact you immediately and will endeavour to find similar accommodation to that requested. Should this not be possible, or if the alternative offered is not acceptable to you, the contract will be cancelled and all payment made by the client up until that moment will be refunded. No further payment may be claimed from VA.
Clients are obliged to behave in a civil and respectful manner. In the event that they do not, VA will be entitled to terminate the contract in advance and retain the full amount paid.
6. SECURITY DEPOSIT
Before handover of the keys and being given entry to the apartment, the client is required to pay a deposit (payable by credit card) as security against any damage. The security deposit will be pre-authorised on your credit card and expires 2/3 weeks after the amount is blocked (the period is determined by the Credit Card provider). The security deposit will be refunded at the end of the letting period, after inspection of the property by a representative of VA. In the event of the client leaving before the end of the agreed period, we are authorised to retain the security deposit until we have verified that nothing has been damaged. Only after this will the deposit be refunded. In case of any wilful or accidental damage or acts of theft by the client in the rental property, the client will be liable for the full amount, in excess of the deposit already paid, of the damage suffered by VA.
7. ARRIVAL AND DEPARTURE TIMES
The client may be granted entry to the apartment at 3 pm on the day of arrival and should vacate by 10 am on the day of departure.
When you arrive, a representative of VA will take you to the apartment where you will be given the keys.If you notice that something in the property has been damaged, you are obliged to report this by 12 noon the day following the date of arrival. If you fail to to this, the company will be authorised to request an indemnity for the damage.If requested, VA can organise transport by taxi from the airport, railway station or from Piazzale Roma to the apartment and vice versa at the end of your stay.
To help organise your arrival, we ask you to inform us by email how you will be arriving in Venice and give the flight number, train time or arrival time by car. We will then be able to advise you how to reach our office, where you may deposit your luggage, or how to reach the apartment directly. If you do not arrive during the welcome hours between 9 am-9 pm, you will be required to pay a sum equivalent to €50.00 (a member of our staff will meet you and accompany you to the apartment). The latest time for checking in is 12 pm. Check in is not possible after this time. The departure time will be agreed upon arrival in the event that a late check out is required.
8. NUMBER OF PERSONS
The maximum number of persons allowed to stay in the apartment is shown in the description of each apartment. Only children from 0-3 years are exempted from this.
Animals are only admitted if a request has been made in writing (via fax or email) before booking and receiving subsequent confirmation of the stay.
VA will hand the apartment over to you clean, provided with linen and everything which you will need for a brief stay. The final clean at the end of the stay is included in the price. Any additional cleaning can be arranged upon request and will be charged accordingly.
11. RULES FOR CLIENTS
All of the building’s rules must be observed.
Guests should respect the silent period from 1pm-3pm and from 10pm-8am.
Should a client not respect the rules of the building and those determined by VA, we reserve the right to ask you to leave the apartment immediately without any refund.
The following are the most important rules to observe. VA will require payment for any negligence or damage caused.
Rubbish should either be placed outside the door by 8am or in the bins near the property. Any violation of municipal rules will incur a fine of €190.00 which we are authorised to debit from your account.
Rubbish must not be left inside the apartment. If rubbish is left, VA is entitled to charge you €50.00 for the extra cleaning.
Upon departure, clients are requested to leave the property and the kitchen in good order. If this is not done, VA is entitled to charge you a fee of €50.00.
Clients are requested to leave the fridge clean.
Smoking is not permitted inside any of the properties.
Should you require the presence of our staff during your stay for reasons which prove to be unnecessary, you will be charged €25.00.
In the event that you lose the keys to the apartment, we will be authorised to charge you €100.00, which will include the replacement of the lock.
Should you lock yourself out, leaving the keys inside the apartment, and need a member of our staff to open the door, we will be entitled to charge you €40.00.
In the event of a fuse blowing or tripping because of incorrect use of any appliance inside the property (e.g. hairdryer, dishwasher, washing machine) which you are unable to fix, we will be entitled to charge you €40.00.
12. LEGISLATION AND JURISDICTION
The contract you have concluded with us is governed by Italian law and will be subject exclusively to the jurisdiction of the Italian court.
13. FORCE MAJEURE
The cause of force majeure is defined as airport strikes, adverse weather conditions (for example, high tide), fire or any other factor beyond our control and which could not have been avoided even after giving it due attention.
